Selling Process

I'd love to meet with you to discuss how I can best represent you in your real estate transaction and see if we're the right fit to work together.

1. Consult

The first step in selling your home is meeting for a consultation. During this time, we’ll go over your goals, pricing and listing strategy, and how our team uses a dynamic, multi-layered marketing approach to showcase your property.

2. Choosing an Asking Price

Determining the right price for your home is a key part of a successful sale. It requires a thoughtful approach and a clear understanding of the current market. During our consultation, we’ll review your objectives, analyze market trends, and develop a pricing strategy that positions your home to stand out and sell with confidence.

3. Getting Market Ready

First impressions play a huge role in how your home is perceived by buyers. Preparing your property before it hits the market ensures it shows at its absolute best from day one. A well-prepared home can boost its value and help attract stronger offers more quickly.

I’ll guide you through the process with tailored recommendations.

4. Listing Your Home

Once your home is fully prepared, we’ll capture it at its best with professional photography, video, drone footage, and immersive 3D tours. From there, your property is launched on MLS® and strategically promoted across social media, real estate platforms, and our company website for maximum exposure.

What sets us apart is our ability to combine strong local expertise with an expansive reach—ensuring your home is seen by both nearby buyers and a broader audience beyond the immediate market.

5. Home Showings

Once your home is live on the market, private showings will begin, giving qualified buyers the opportunity to experience it in person. Hosting an open house can also be a great way to generate additional interest and exposure.

To help buyers feel comfortable and fully envision themselves in the space, showings are typically done without the homeowner present. You’ll always receive advance notice of appointments, and we can schedule viewings within timeframes that work best for you. The goal is to create a relaxed, welcoming environment that leaves a lasting impression

6. Receiving Offers

When your home attracts interest, you may receive one or multiple offers from buyers. Each offer will be carefully reviewed, and you’ll have the option to accept, decline, or make a counteroffer. From there, we enter the negotiation phase, working to reach terms that align with your goals.

Negotiations can include price, conditions, closing timelines, and financing details. I’ll guide you through every step, ensuring you feel confident in your decisions. Once all parties agree on the terms, the sale becomes firm and you’re officially under contract.

7. Conditional Period

After an agreement is accepted, there is typically a conditional period where the buyer completes their due diligence. This may include a home inspection and an appraisal to confirm the property’s condition and value for financing purposes.

Once these requirements are satisfied, the buyer will waive their conditions, and the sale becomes firm.

8. Closing

Closing day is the finish line—and an exciting one at that. The buyers will complete a final walkthrough, and their lender will provide the last approval to move forward. You’ll then meet with your lawyer to sign the final documents, which typically takes an hour or two.

Once everything is signed and funds are transferred, the sale is complete. You’ll receive the proceeds, and your home officially changes hands—marking the successful end of your selling journey.
