1. Secure Pre-approval

Before you start house hunting, you need to define your "buying power." Connect with a licensed lender to review your credit and income; they’ll provide a pre-approval letter that establishes your realistic price range.

Beyond giving you a clear budget, this letter is a vital tool in a competitive market. It proves to sellers that you’re a serious, qualified buyer, often making the difference in multi-offer situations.

2. The Home Search

Start exploring the latest MLS listings in your favorite neighborhoods right here. As your REALTOR®, I’ll also keep a pulse on the market and send you properties that match your specific criteria.

When a home catches your eye, let me know! We’ll coordinate a private tour so you can experience the space in person and see if it’s the right fit for your lifestyle.

3. Making an Offer

When you’re ready to move forward with a purchase, we’ll work together to put forward the strongest offer possible. I’ll prepare all the necessary paperwork on your behalf and guide you through each step of the process.

There are several important factors to consider when submitting an offer, including purchase price, closing date, conditions, and any specific terms tailored to your needs. Once submitted, the seller can choose to accept, reject, or counter the offer.

If a counteroffer is presented, we’ll enter into negotiations to reach a mutually acceptable agreement—or continue refining our approach until the offer is either accepted or declined.

4. Under Contract

Once your offer is accepted, you will officially be under contract. While the sale won't be finalized until closing, the home cannot be sold to another buyer during the contract period. At this stage, if you're not paying with cash, you'll need to make an earnest money deposit and begin the process of securing your mortgage loan. Since lenders offer various loan options, it's essential to work with a lender you trust to find the best loan suited to your situation. We will also proceed through other conditions, which will be discussed next.

5. Home Inspection & Additional Conditions

A thorough home inspection is a crucial step in the buying process, helping you understand the true condition of the property. A licensed home inspector will perform a comprehensive assessment of the home’s structure and systems, identifying any existing or potential issues, including concerns such as pests or mold.

Based on the findings, we may revisit negotiations to address any problems uncovered during the inspection. In addition, we’ll work through any other conditions outlined in the agreement, such as insurance approval, septic inspection, and other relevant requirements, ensuring everything is in place before moving forward.

6. The Final Walk-Through

Before closing, we’ll perform a final walk-through of the home to confirm that all agreed-upon repairs have been completed and that the property is in the same or better condition than when the original offer was made. 

This is a great opportunity to identify and address any issues before closing. Typically, this is scheduled for the day before or the day of the closing.

7. Closing!

Congratulations! It’s celebration time! Your lender will hand you a final closing disclosure, which is like the ultimate summary of your loan details—covering everything from monthly payments to taxes and other costs. They’ll also give you the green light to close. Then, it’s time to sign all the important paperwork to seal the deal. Once everyone signs and your loan is funded, you’ll get the keys to your new home—welcome to your next adventure!
